Pest Challenges Unique to Doral
Doral incorporated as a city in 2012 but had been developing rapidly since the 1990s. As Miami-Dade's premier business and residential growth corridor — built largely on reclaimed Everglades wetland — Doral faces a specific combination of pest pressures that affect both its gleaming new residential communities and its massive industrial and logistics zones.
New construction and subterranean termites. Doral is built on former wetland — rich, moist, disturbed soil that is ideal termite habitat. Every new home and commercial building in Doral receives required pre-construction soil treatment, but those termiticide barriers begin breaking down within 5–10 years. Doral's homes from the 1990s and early 2000s are now entering that window where original protection has expired. Formosan and Asian subterranean termites are extremely active throughout the city.
Warehouse and logistics pest pressure. The NW 107th Avenue and NW 25th Street corridors house some of Miami-Dade's largest distribution centers, food importers, and logistics operations. This environment creates intense Norway rat pressure from loading docks and dumpster areas, stored product pest issues in food distribution, and cockroach populations sustained by the constant movement of goods. Canal network and iguanas. Doral's residential communities are threaded with canal-adjacent green spaces — the same canal system that runs throughout Miami-Dade. Iguanas are extremely common in Doral's backyards, pool decks, and landscaped areas near canals. Their burrowing under pool decks and foundations is a serious structural concern for Doral homeowners.
